Price and cost part ways at markup: the job's 9.5% markup over cost is only a 8.7% margin of the price. It's the same profit dollars measured two ways — markup divides by your cost, margin by the larger price — so the margin is always the smaller number. Premium is semi-custom with high-end finishes and some layout change. Luxury is full custom: reworked layout and top-tier materials throughout.

- A full home build typically sells for about $150 to $160 per square foot at a standard finish, more for premium and luxury.
- Why does the price vary so much?
- For a Puerto Rico home, finish level is the biggest driver, then site access and where in the state you build. Trade wages vary by region, and larger metros run higher than smaller cities.
- Is this an estimate or a quote?
- It is an estimate: a planning range built from regional cost data and your finish level. A quote is a firm price a contractor gives after seeing the site and final selections. Use the estimate to set a budget, then get a quote to lock it in.
- How much should I budget for surprises?
- The base already reflects typical job costs, so you do not need a routine overrun buffer. Add an optional contingency (commonly 5 to 15 percent) only when a job carries real unknowns, like old wiring or plumbing you cannot see until the work opens up.
- What is the difference between markup and margin?
- On a standard home priced with TradesMetrics default markups, the work costs you $360,274 and the client pays $394,589, the Price total of the table. That $34,315 difference is the same profit measured two ways: 9.5 percent of your cost (markup) but only 8.7 percent of the price (margin), because margin divides the same dollars by the larger price. The base already reflects typical job costs, so no contingency is added by default.
- What is the real cost of labor on a job?
- Base wage is not the real cost. Once you add payroll taxes, workers comp, benefits and paid time off, a worker costs 35 to 50 percent more than their hourly wage. Estimating off base wage is a common way to lose money.
