About the Index

TradesMetrics publishes the Residential Construction Price Index each year as an authoritative reference for what it costs to build and renovate across the United States and Canada. Every figure is produced by the TradesMetrics estimating engine, a bottom-up model of labor, material, equipment, and subcontractor costs calibrated to regional cost factors and refreshed for each annual edition. The figures are benchmark ranges for planning, not fixed quotes.

Reading the figures

Quality level runs from Basic to Luxury, with Standard as the baseline. Site access reflects how hard the site is to work in, which moves labor and subcontractor cost. Region applies local construction-cost factors. Amounts are shown in local currency, US dollars in the United States and Canadian dollars in Canada, with no conversion between them.

Methodology and sources

The Index is built on the TradesMetrics bottom-up cost model, informed and calibrated by the following public references:

Regional cost factors
RSMeans / Gordian City Cost Index (United States) and the Altus Group Canadian Cost Guide (Canada).
Geography and wage data
US Census and USPS postal areas and Statistics Canada geography; occupational wage data from the US Bureau of Labor Statistics and Statistics Canada.
Finish and quality cost spreads
Remodeling cost references including HomeGuide, Fixr, and Angi, cross-checked against the Remodeling Cost vs. Value report by Zonda.
Base cost model
The TradesMetrics estimating database, built line by line from public construction and renovation references.
